Valuations carried out by an accredited RICS Chartered Surveyor differs to an Estate Agent’s Valuation. An Estate Agent valuation determines what your property should go onto the market for, with a recommended price in hope it would achieve if sold.

We take pride in our investigative approach to a range of property valuations. RICS registered valuers have varied experience in property construction, property development, building defects analysis and construction costing.

This combined expertise means we can give a very realistic and robust opinions about market value as well as intelligently costing the diminution in value due to dilapidations, lease or construction problems. We use a variety of sources and also invest in R&D in automatic valuation modelling.

We have also been involved in giving expert opinion about diminution value due to building control or other concealed issues which have become apparent after purchase, combined with our technical knowledge and cost experience, we are able to give fit solutions as well as figures.

All of our Valuers at Hannent Chartered Surveyors are RICS Registered and monitored to ensure a high standard of integrity and professionalism. We carry out the standard range of valuations for such matters as probate, help to buy, divorce, immigration/home office, capital gains tax and every valuation is properly considered. We have a good inhouse support mechanism so our valuers can spend the time ensuring that the answer is as well thought out as possible.

Types of Valuation

 

Staircasing

If you are on the government scheme and you wish to sell or redeem part of your shares, the housing association will ask for one of these valuations. This type of Valuation is only valid for three months and will require a ‘Desktop Valuation’ should the first valuation expire.

Matrimonial

If you are getting a divorce, this valuation will offer an impartial assessment of the property’s market value. 

Insurance

An insurance valuation estimates how much it would cost to rebuild your property

Tax Purposes

You may need to assess your property’s value in order to manage your taxes effectively.

Probate

When someone dies, the executors of their estate will often need a valuation of the property owned by the deceased. These probate valuations are then used to calculate inheritance tax.

Expert Witness

Our experienced professionals act on behalf of claimants and defendants for both commercial and residential property. They have a wealth of expertise in preparing CPR Part 35 complaint reports, litigation procedures and court appearances. If a property dispute reaches court we have the knowledge and credibility required of an expert witness. Our reputation and experience is crucial in compiling expert reports and justifying them under pressure in court.

Secured Lending

When you take out a mortgage, your lender will ask for a mortgage valuation. This is a basic inspection to reassure the lender that the property offers suitable security for the loan. If you want more information on the physical state of the property you are buying, a full building survey may be required.
